Q1 Market Housing & Rental Report
BILD Alberta is pleased to present its Quarterly Housing and Rental Market Report. This report highlights key housing activity across Alberta for the first quarter of 2025. It provides an overview of trends related to housing starts, rental market activity, construction types, pricing, and available inventory.
KEY HIGHLIGHTS
- Housing starts in Alberta increased by 18% compared to Q1 2024, driven primarily by purpose-built rentals in the Calgary and Edmonton regions.
- The Calgary region recorded a 16% increase in housing starts, while the Edmonton region saw a 17% increase over Q1 2024.
- Grande Prairie and Lethbridge both experienced strong growth in housing starts year-over-year.
- Medicine Hat remained near its ten-year average, while Wood Buffalo continued to fall below its historical average. Red Deer saw a year-over-year decline but remains close to its ten-year average.
- Purpose-built rentals continue to play a major role in driving housing starts, accounting for 36% of all starts in Alberta.
- While inventory levels are beginning to rise in the Calgary region, housing inventory across the province remains below ten-year averages.
- Home prices remain elevated across Alberta, with most regions experiencing year-over-year increases and prices well above historical averages.
